West Plano (Willow Bend, Legacy West, Hedgcoxe): Larger lots, custom-built homes, and a heavy mix of Bermuda and Zoysia. West Plano’s tree canopy is younger than the rest of the city, so most lawns get full sun. The main challenges are weed pressure on large lots (more acreage = more weed colonization opportunities) and summer heat stress on Bermuda that needs serious moisture management in July and August.
Central & East Plano (Whiffletree, Deerfield, Custer Meadows): 30-40 year old neighborhoods with mature trees — and a lot of St. Augustine lawns that were installed under those trees because Bermuda wouldn’t take in the shade. St. Augustine is a sensitive grass: it doesn’t tolerate the same herbicides as Bermuda, needs specific nitrogen programs, and is vulnerable to chinch bug and brown patch in shaded humid conditions.
